I Have a Buyer Looking in Your Neighborhood, Here’s What That Actually Means

If you live in Meadowview Preserve, Whispering Fields, Charleswood, Pheasant Run, Brookshire, North Creek, or Knob Hill, you may have gotten a postcard from me recently. I want to explain exactly what’s behind it, because “I have a buyer” can sound like a line agents use to get their foot in the door. In this case, it’s simply true, and I think it’s worth explaining why that matters for you, even if you have no plans to sell.

The Buyer Behind the Postcard

I’m currently working with a local family who is not in a rush. They’re not being pushed by a job relocation or a growing family emergency, they’re simply hoping to find more space and a better layout than what they have now. Here’s what they’re looking for:

  • 4+ bedrooms
  • 2-3 car garage
  • An open, modern kitchen
  • A fenced or easily fenceable yard
  • Room for a home office
  • Walkable access to parks and trails
  • Good schools, ideally within ISD 192 or 196

That’s a specific, common profile. If it sounds like your own home, or like the home you bought a few years ago and have since outgrown, you’re not imagining the overlap. These seven neighborhoods share a lot of what move-up buyers are actively searching for right now: newer construction, thoughtful layouts, and easy access to schools and green space.

Why This Matters Even If You’re Not Selling

A single buyer search doesn’t make a market, but it’s rarely just one. When I see consistent buyer criteria pointing toward a specific pocket of neighborhoods, it usually means demand is building there before it shows up in the data everyone else is watching. Days on market, list-to-sale ratios, and inventory counts are backward-looking, they tell you what already happened. Buyer conversations tell you what’s about to happen.

If you’ve been sitting on the question of whether now is a good time to sell, even quietly, even without a real plan yet, this is useful information to have. It doesn’t mean you need to do anything with it today.

No Pressure, Just Information

I’m not writing this to create urgency. If anything, I’d rather you have accurate information and make your own decision on your own timeline. If you’re curious what your home might be worth in today’s market, or what selling would actually look like given your specific situation, I’m happy to have that conversation with zero obligation attached.

And if you’re not interested in selling anytime soon, that’s completely fine too. I’d still love to be a resource if questions come up down the road.
